The importance of protecting and maintaining the external stone, cotto and cement floors cannot be underestimated. Although robust and durable, these floors are exposed daily to varying climatic conditions such as rain, intense sun, frost and pollutants. Without proper maintenance, they can suffer significant damage, such as stains, mold and degradation. Specific treatments not only help to preserve the original appearance of the materials, but also extend their service life, reducing the need for costly repairs or replacements. Regular and accurate maintenance, using suitable products, ensures that these outdoor floors remain intact, functional and visually pleasing, contributing to the aesthetic value and comfort of outdoor spaces.
Do you want to know how to carry out a cleaning external floors perfect? In this guide, we will explore the best practices and the most effective products for cleaning and treating cotto, stone and cement, ensuring that your outdoor floors are always in the best condition.
Deep cleaning of outdoor floors: recommended products and tools
Deep cleaning of outdoor cotto, stone and cement floors requires the use of specific products and appropriate tools to ensure effective results. Buffered acid detergents such as VIACEM and DELICACID are ideal for removing cement grouts, efflorescence and limestone deposits. By using tools such as buffers and discs for single- brush machines, you can achieve thorough cleaning of surfaces, eliminating difficult stains and dirt residues.
Cleaning outdoor cotto floors with VIACEM
VIACEM is a powerful buffered acid, ideal for removing cement grouts, efflorescence and limestone encrustations on cotto and terracotta. This product is particularly effective for post-installation or post-site descaling washings, in fact it effectively eliminates efflorescence, cement encrustations and paints. In addition, VIACEM is perfect for seasonal cleaning of outdoor terracotta floors, often subject to limestone fouling due to atmospheric agents. Compared to conventional muriatic acid, VIACEM emits less corrosive fumes, offers a higher emulsion capacity than solid dirt and guarantees a more controlled dissolution action. All these features make it a safer and more effective choice for surface maintenance.
The product can be used pure, for a strong descaling action, or diluted to 50% in water, when you want a normal descaling action. VIACEM should be laid on the surface and left to act for a few minutes. Afterwards, it is recommended to rub the surface with a BROWN BUFFER or a BROWN DISC for single-brush machine. After rubbing the surface, it is advisable to rinse with plenty of water. If necessary, you can repeat the washing.
Cleaning of external stone or concrete floors with DELICACID
DELICACID is a buffered acid specific for removing grout, efflorescence and limestone encrustations on stones, ceramic materials and stone materials in general. This product can be used on all acid-resistant materials, such as klinkers, stones, terrazzo and ceramic materials. On the contrary, it is not recommended to use it on glossy limestone stones (e.g. marble, travertine), on Italian slate (slate) and on polished terrazzo (e.g. grits, marble, cement). DELICACID is also ideal for the periodic removal of limestone encrustations caused by weather. It can be used for both manual and mechanical washing, as with scrubber driers or high-pressure washers, offering great versatility in the application modes. A significant advantage of DELICACID is that it does not contain hydrochloric acid, which means that it does not produce toxic fumes or vapours, ensuring safe and risk-free cleaning for the user and the environment.
For regular periodic cleaning of outdoor floors it is recommended to dilute 100ml of DELICACID in 1 liter of water. The ideal is to spread the product on the surface and let it act for a few minutes. It is then recommended to rub the surface with a BROWN BUFFER or with a BROWN DISC if you have a single-brush machine.
Protective treatments and sealing of outdoor floors
Neutral effect water repellent treatment with TIM
TIM is a protective for the water-repellent and stain-resistant treatment of absorbent stone materials. This product is ideal for cotto, stone or concrete floors. TIM is a water-based product, odorless, not dangerous and easy to use, ideal for protecting both internal and external surfaces. This protective is commonly used as a basis for wax treatments, since it eliminates or drastically reduces the absorption of water, liquids, fatty substances and oils in the material, counteracting the formation of saline efflorescence, scabs, patinas and algae. TIM has a high chemical inertia and resistance to atmospheric agents and trampling, without creating film on the surface or altering the appearance of the material. In addition, it maintains the original permeability to water vapor, ensuring breathability.
Apply TIM on clean, dry, untreated absorbent surfaces. Shake the product before use and distribute it evenly with a brush, a microfiber cloth, a sponge or a spreading fleece, wetting the surface evenly. The drying time is 8-12 hours depending on the ventilation, and it is advisable to avoid that the treated surfaces are wet from the rain for at least 12 hours.
Water-repellent wet treatment with TON PLUS
Also TON PLUS is a water-repellent stain protection, specific for absorbing stone materials such as cotto, stone and terrazzo. What differentiates it from TIM is the final effect of the treatment: in fact, with this product you get a wet effect, while with TIM you get a neutral effect. TON PLUS is a water-based product, odorless, not dangerous and easy to use, suitable for indoor and outdoor surfaces. It forms a chemical barrier against rising moisture and stain, giving a marked wet lasting effect without creating film and without altering the appearance of the material. It eliminates or drastically reduces the absorption of water, liquids, fatty substances and oils, counteracting the formation of saline efflorescence, crusts, patinas and algae. Commonly used as a base for wax treatments, it offers high chemical inertia and resistance to atmospheric agents and trampling, maintaining the original permeability to water vapor and ensuring the breathability of the material.
TON PLUS is applied by spreading it on the surface with a brush or with a microfiber cloth, avoiding to create product accumulations. Avoid that newly treated surfaces are exposed to the weather during the drying phase 12-24 hours. Next, after 4-6 hours you can apply the finishing PAV05.
Final protection layer with PAV05
PAV05 is an anti-dirty protective wax, anti-degradation for cotto, stones and terrazzo. PAV05 is a water-based product, odorless, not dangerous and easy to use, which increases the protection of materials treated with water repellents, such as TIM and TON PLUS, extending their life. It offers excellent anti-dirty, anti-degradation and weather resistant properties, drastically reducing algae growth on surfaces. Enhances the coloring of the material without forming a thick film, maintaining a good vapor permeability. It makes the surfaces easier and faster to clean, preserving them over time with ordinary cleaning using the ECOMARBEC detergent and applying PAV05 once or twice a year. This product is resistant to weathering and trampling, gives some tone to the material and prevents mold formation.
PAV05 is distributed with a spreading fleece or with a soft cloth. It should be spread in a thin layer, wetting the surface evenly and without making excesses. It dries quickly, generally in 2-3 hours.
